I'm assuming that you have yet to find the knife. You need it to get the jump on Sylvester successfully.

Search the building more thoroughly - I believe if you investigate the crates enough you'll find it.

Next time you ask for help, post your inventory. Makes it easier for us to help you; I had to think on this until I realized what you were missing.
